What belongs in a Hurst reroof budget
The Dallas–Fort Worth planning range is $5–$8 per square foot of roof surface for installed architectural shingles, including materials, labor, tear-off, disposal and permits.
A 2,000-square-foot roof surface gives a $10,000–$16,000 starting budget. Roof area includes the slopes and roofed spaces, so it differs from the home’s indoor square footage.
- Removal and disposal
The proposal should identify which existing layers are removed and how the debris is handled. A price based on one accessible covering may not describe a roof with additional concealed layers or difficult removal access.
- The installed roof system
Covering, underlayment, starter and ridge products, edge metal and the specified flashings work together. Replacing shingles while leaving an unsuitable wall or pipe connection unresolved can leave a leak path in the new roof.
- Decking and municipal checks

The same area can need different work
Two roofs with the same surface area can require different labor and details. Access, roof intersections and hidden damage change the labor and materials required.
Read the proposed scope beside the total
The total is meaningful when the included work is clear. A lower figure that retains old flashing or omits deck repairs is buying a different job from one that includes them. Compare the proposed roof, not just the last line.
- Identify the specified covering and accessories
Look for the product or system, removal scope and details being renewed. The selected material should suit each roof plane; a low-slope porch may need a different system from the steeper house roof.
- Make concealed work a defined decision
The agreement should state how additional damaged wood is measured, priced and approved. That lets necessary repairs be discussed when the condition is visible instead of treating every concealed defect as already included.
- Separate roofing, related work and payment
Interior repairs, siding, gutters and equipment work should be clearly included or excluded. Manufacturer coverage and any workmanship promise need their own written terms. If insurance is involved, the policy payment and the construction scope remain separate questions.
Roof replacement cost FAQs
Is living area the same as roof area?
No. Living area counts interior floor space. A roof measurement follows the surface of the roof and can include slopes, overhangs, garages and porches. A two-story home’s total living area can be much larger than its footprint. The calculator lets you distinguish known roof area from a footprint estimate; neither replaces a project measurement.
How is hidden decking damage priced?
It should follow the agreed method in the proposal, such as a stated unit price and measured quantity with authorization for the added work. A roof inspection may identify visible problems, but concealed wood is assessed as the covering is removed. Hurst’s decking inspection must be coordinated before replacement decking is concealed.
Can a repair budget be compared with replacement?
Yes, when the alternatives address the same concern. A repair can be a sensible investment if it reaches the defect and joins serviceable roofing.
